Planning a trail system on your property

Trail routing is drainage design in disguise — a trail down the fall line is a ditch you paid to build.

A trail system turns acreage you own into acreage you use. It is one of the cheaper improvements available on wooded ground, and one of the easiest to get permanently wrong.

Almost every failed trail failed because of where it went, not how it was cut. Water follows the trail bed, and a route that runs downhill concentrates it for the whole length. The same route worked across the slope sheds water continuously and holds up for years.

The planning is done on foot, with flagging tape, before anyone is paid to run a machine.

The sequence

What happens, and in what order

Decide the widest thing that will ever use it

A walking trail, an ATV, a side-by-side and a truck are four different widths, and widening later costs more than clearing once. Decide for the largest, including turning room at the ends.

Flag the route on foot, following the contour

Work across the slope rather than up and down it. Wind the route around obstacles and good trees rather than through them. This is the step that determines whether the trail exists in five years.

Identify every crossing before cutting

Where the route crosses a drainage way, a wet swale or a creek, that is a structure decision — a crossing, a culvert, or a reroute. Deciding it in advance is much cheaper than discovering it after the trail is cut.

Clear the running width and the overhead height

Overhead is the commonly forgotten dimension. A trail measured on the ground that will not pass a vehicle with a roll bar has to be done twice.

Add drainage features as you build, not after

Water needs somewhere to leave the trail regularly. Grade breaks, outslope and drainage dips built in during construction are far more effective than repairs made after the first ruts appear.

What actually makes a trail last

Getting water off it, frequently and early. A trail that never lets water run more than a short distance along its length will hold up on almost any soil. One that channels water for a hundred yards will cut regardless of what it is surfaced with.

The second factor is soil. Heavy clay holds water and stays greasy for long periods; sandier ground drains and firms up faster. On clay, the routing has to work harder because the surface will not help you.

Keeping the canopy

The canopy is usually the reason the property is worth walking, and a trail does not need it removed. Clearing the understory and limbing to height leaves the trail shaded and the woods intact.

The trade-off is that a shaded trail dries more slowly. On ground that is already wet, opening the corridor slightly wider is a reasonable compromise between drying and keeping the woods feeling like woods.

Where this commonly goes wrong

  • Routing straight down the slope because it is the direct line.
  • Clearing for an ATV and later buying a side-by-side that does not fit.
  • Forgetting overhead clearance until a vehicle cannot pass.
  • Crossing wet ground rather than routing around it, then maintaining a bog forever.
  • Building the whole system at once instead of cutting one loop and learning from it.

Equipment typically involved

  • A skid steer or compact track loader with a mulching head for narrow corridor work
  • A forestry mulcher where the understory is heavy
  • An excavator for crossings, drainage features and any stump in the trail bed
  • Hand work for limbing and finishing tight sections

Permitting considerations

  • Trails on private ground are generally unrestricted, but crossings of regulated drains and work near waterways or wetlands have rules attached.
  • The county drainage board governs regulated drains; work affecting a creek or wetland can reach further than county level.
  • Ground in conservation programmes may carry restrictions on clearing.

Weather and ground conditions

  • Winter construction is comfortable, but a trail built on frozen ground can look better than it is until the thaw.
  • The first wet season is the real test and the right moment to add drainage features where they are needed.
  • Wet clay and machine traffic together create ruts that become permanent water channels.

When to ask for estimates

  • After the route is flagged, since length, width and crossings are the quote.
  • Ask for it by the foot or by the hour rather than by the acre — it is corridor work.
  • Get crossings priced separately, since they are structures rather than clearing.

Why did my trail wash out?

Almost certainly because water ran along it rather than across it. A trail that follows the fall line collects everything upslope of it and channels it, and no surface holds up under that. The fix is routing and drainage features — grade breaks and outslope — rather than more stone.

Can a mulched trail handle a truck?

Not reliably, and not in wet conditions. A mulched trail bed is a walking, riding and light-vehicle surface. If you need year-round truck access, that is a road with a stone base, which is a different project with a different price.

Should I build the whole system at once?

Usually better to cut one loop, use it through a wet season, and learn where your ground actually holds water. Trails are cheap to extend and expensive to relocate, and the first loop teaches you more about the property than any amount of planning from a map.
